What Sellers Are Best for Lease Option Deals?

Not every motivated seller is a lease option seller.

That's an important distinction.

The goal isn't to convince every homeowner to do a lease option.

The goal is to recognize situations where a lease option can genuinely solve a problem.

Seller #1: The Homeowner With Little Equity


Suppose a seller owes $365,000 on a property worth $400,000.

After commissions and closing costs, there may not be much left.

A traditional investor cash offer probably won't work.

A lease option could potentially allow the seller to move without immediately selling the property at a discount.

Seller #2: The Seller With a Low Interest Rate


This is one of my favorite situations to investigate.

A 3% mortgage can create dramatically different economics than today's higher-rate financing.

If the payment is substantially below market rent, the property may have potential even if the seller doesn't have a huge amount of equity.

Seller #3: The Relocating Homeowner


Maybe the seller accepted a new job.

Maybe they're buying another house.

Maybe they've already moved.

The issue isn't always money.

Sometimes they simply need the property problem solved.

Seller #4: The Expired Listing


A property sat on the market and didn't sell.

Why?

Price?

Condition?

Buyer financing?

Seller expectations?

An expired listing doesn't automatically equal motivation, but it's worth a conversation.

Seller #5: The Landlord Who Wants Out


A tired landlord may be done with:

  • Repairs
  • Tenant calls
  • Vacancies
  • Property management
  • Maintenance

But they may not necessarily need all of their money today.

That's where terms can become interesting.

Seller #6: The Homeowner Who Wants Full Price


Many investors hear “I want full price” and end the conversation.

I don't.

I start asking about terms.

If you're asking me to pay full price, that's okay.

But I need to understand:

What can you give me in exchange?

Time?

Low payment?

Little money upfront?

A favorable option period?

Remember:

Price or terms.

Seller #7: Someone Who Doesn't Need Immediate Cash


A seller who needs every dollar today may not be your lease option candidate.

But a seller whose real priority is:

“Take over the payment and give me time”

may be much more flexible.

Motivation Alone Isn't Enough

Here's the big lesson:

A motivated seller plus bad numbers is still a bad deal.

You need both:

A problem you can solve + numbers that support your exit.
